Sup peeps, just got our 4-room BTO and we've finalized the design for our dream home! Now we’re just looking for the right contractor to bring it to life. Looking for recommendations on reliable renovation contractors who are known for quality work and sticking to deadlines.

Budget is a consideration too, ours is 45K, not say very high but hope enough to get the essentials done. Willing to spend a bit more for peace of mind if better materials and fittings are proposed. Anyone here had a good experience with a reno contractor they know to share share? Attached our plan too, will share more layouts of self-design later. Thanks in advance!

When done with my unit’s reno a couple of years ago I gotta say I got quite a pleasant experience with my contractor introduced by my uncle. I think they are not in the industry anymore currently as he migrated overseas for other ventures (sg too stressful)

I can share some of the good qualities of a good reno contractor. From my memory from the start, their team laid out a clear timeline and budget which they stuck to like glue. It was very important to us as we’ve already chosen a move-in date.

Their attention to detail was something else. We had a custom kitchen backsplash idea, and they executed it flawlessly, matching the colors and design exactly as we imagined.

They were also pretty knowledgeable about HDB regulations. The PM Mr Tan ensured all our renovations were compliant. Like when we had designed to change the existing windows in the living room from sliding to casement kind, they advised against it and shared with us the requirements.

Also, our flat had an awkwardly shaped living room, and they suggested a revised layout that maximized space while achieving the similar look that we wanted. They even managed to incorporate a small workspace for me, which I hadn’t thought was possible given the space constraints.

Throughout the reno period, we’ve got weekly updates with photos and Mr Tan was always available to chat if we had questions or wanted changes.

If you’re engaging a reno contractor, make sure to get one with similar qualities.

Thanks, Desmond! These sounds exactly like what we're looking for, reliability and great comms.

Curious did your reno managed to stay within your budget?

They did exceed a little, like 5% more. But it was probably due to some additional shelves we wanted to add towards the end of the project.

Just a heads-up, not all contractors are upfront about costs, especially when it comes to extra work or changes mid-way through the renovation. Make sure you get everything – and I mean everything – in writing. And always have a buffer in your budget for those unforeseen expenses.

Easiest way to burst budget is to get too carried away with customizations lol 😅

As much as I love brainstorming own design for my ownplace I would still go with an ID. Personally feel that a good eye for design, materials choices and proportions in space is priceless.

But look for a professional one definitely la, I won't ever hire an ID before scrutinizing their portfolio and feedback from previous owners.

are you still looking for contractor? My contractor did a great job in helping my family’s BTO and he helped us to keep it within our budget as well

@Hui Yes we already did! We are in the process of our renovation with this company https://www.hometrust.sg/interior-designers/sky-creation

Met and went with them after looking through their better reviews. Need to choose the ID whose portfolio more closely matched what we are envisioning. Also a few other IDs we spoke to rejected us as due to budget. Seems like 45K is too little based on current market standards? Our ID manage to help us control the budget well within our requirements, some not so essential features was recommended with alternatives.

Anyway still in the process, will update once its done!
